Core day-to-day operations involve analyzing structural blueprints, auditing material quantities for comprehensive roof replacements, organizing subcontracted trades, scheduling specialized HVAC/plumbing crews, and ensuring regulatory safety compliance parameters are built into every baseline budget.
Required Education
- Minimum Required: Associate Degree in Construction Management, Civil Engineering, Architecture, Business Administration, or a closely related technical field.
- Alternative Pathway: A High School Diploma or secondary technical credential paired with advanced industry-recognized professional designations (such as Xactimate User Certifications or Certified Professional Estimator status) will be fully accepted.
Required Experience Parameters
- Minimum Required Industrial Experience: 5+ years of direct, hands-on experience executing construction cost estimation or commercial roofing project scoping within the United States market.
- Property Specialization: Proven, verifiable experience analyzing structural workflows and material requirements specifically for multifamily residential and commercial properties.
- Software Tool Stack Mastery: Advanced, practical proficiency using Xactimate and Bluebeam to engineer industry-standard cost sheets, line-item estimates, and graphic take-offs.
- Material & System Literacy: Comprehensive understanding of commercial roofing systems (including TPO, EPDM, modified bitumen, and metal installations), architectural components (flashing, curbs, downspouts), and US safety regulations (OSHA standards).
- Linguistic Competency: Complete verbal and written command of the English language, possessing the communication skills required to coordinate technical data with US-based field superintendents.
- Mandatory Portfolio Check: Candidates must present a comprehensive compilation of sample estimation projects showcasing actual proficiency with Xactimate data sheets and Bluebeam layout files.
Key Responsibilities
1. Advanced Cost Estimation & Insurance Cost Modeling (35%)
- Engineer Cost Estimates: Build detailed, accurate cost profiles for complex commercial and multifamily roofing projects using Xactimate line-item software.
- Adapt to Insurance Guidelines: Align construction costs and material specifications with complex insurance adjustor criteria, maximizing line-item accuracy.
- Produce Submittal Bids: Draft competitive commercial bids, compile contract documentation, and organize pricing updates to support business development targets.
- Review Historical Pricing: Monitor and adjust cost variables based on active US material markets, ensuring projected expenses match current distributor rates.
2. Precision Bluebeam Take-offs & Blueprint Analysis (25%)
- Conduct Digital Take-offs: Run comprehensive quantity take-offs by analyzing structural blueprints, CAD layouts, and spatial elevations within Bluebeam.
- Evaluate Drone Logistics: Examine aerial drone surveys, high-resolution site photographs, and satellite field measurements provided by regional project teams.
- Audit Accessory Elements: Calculate exact linear footage and component volumes for secondary installations, including specialized commercial gutters, downspouts, termination bars, curbs, and flashing.
- Prevent Material Waste: Optimize mathematical waste calculations across irregular roof shapes to keep bids competitive while protecting project profit margins.
3. Remote Project Management & Trade Synchronization (20%)
- Coordinate Trade Workflows: Act as the central remote project manager, organizing project materials and scheduling specialized subcontracted crews.
- Manage Utility Disconnections: Coordinate project schedules with external HVAC, plumbing, and electrical crews to manage rooftop utility extensions safely during replacement windows.
- Track Project Milestones: Monitor real-time build progress through project dashboards, identifying tracking delays and updating leadership on timeline changes.
- Maintain System Cleanliness: Input client statuses, project data updates, and contract records into custom proprietary construction CRM systems.
4. Risk Mitigation & Compliance Integration (20%)
- Integrate Safety Budgets: Review initial project plans to ensure regulatory safety requirements, perimeter protections, and tie-off staging costs are built into structural budgets.
- Identify Field Risks: Highlight physical project risks—such as deck rot, structural weight issues, or access restrictions—based on an analysis of field photographs.
- Verify Component Compliance: Ensure specified manufacturing materials, wind-uplift ratings, and installation patterns meet localized US municipal building codes.
- Resolve Data Discrepancies: Lead data clarification loops with regional superintendents when field measurements show discrepancies against original architectural plans.
