Job Summary
The Construction Manager (Buildings) will take charge of daily construction oversight for specified building scopes, managing program timelines, safety parameters, quality controls, and commercial risks. This includes auditing contractor look-aheads, resolving complex multi-package engineering interfaces, running progress meetings, and guiding completions into the commissioning cycle.
Qualification
- Mandatory Educational Background: A formal Degree or Higher National Diploma (HND) in Civil/Structural Engineering or Construction Management.
- Mandatory Safety Certification: SMSTS (Site Management Safety Training Scheme) or a validated equivalent international health and safety qualification.
- Contractual Mechanism Competency: Firm operational familiarity with NEC or FIDIC contract mechanisms, particularly the administration of early warnings and compensation events.
- Core Communication Persona: A robust, assertive communicator capable of maintaining strict engineering and quality standards under high program pressure.
Experience
Candidates must demonstrate a solid background of field supervision on major building developments:
Field Management & Structural Longevity
- On-Site Industry Tenure: A minimum of ten (10) years of direct, hands-on construction management experience focused on major building or airport projects.
- Package Complexity Layout: Proven experience operating within complex, multi-package delivery environments is preferred.
- Deep Structural Knowledge: Advanced technical knowledge across core structural elements, including:
- Reinforced concrete structures and advanced foundations.
- Structural steel framing and heavy architectural civil setups.
- Building envelope and specialized cladding systems.
- High-end, complex internal building fit-out.
- Geographic Profile: Prior professional experience working within Sub-Saharan Africa or comparable developing market environments is highly preferred.
Key Responsibilities
Field Supervision, Quality Assurance & Safety Governance
- Manage Day-to-Day Delivery: Provide comprehensive on-site construction management oversight for allocated building packages, closely monitoring program execution, quality compliance, field safety, and cost performance.
- Enforce Safety Controls: Ensure all physical building works are executed in absolute compliance with the Project HSE Management Plan, exercising the explicit authority to stop site work immediately whenever unsafe conditions are observed.
- Drive Quality Compliance: Enforce rigorous quality compliance on-site, review structural method statements, audit Inspection and Test Plans (ITPs), and formally raise Non-Conformance Reports (NCRs) when non-compliant work is identified.
- Approve Structural Sequences: Review and formally sign off on contractor construction sequences, temporary works designs, and site logistics plans.
Scheduling, Interface Management & Project Reporting
- Challenge Contractor Programmes: Review, audit, and critically challenge contractor short-term schedules, including 3-week look-ahead matrices and 12-week rolling programs, to identify and escalate delays early.
- Resolve Multi-Package Interfaces: Proactively manage and resolve complex spatial and structural interface issues between building works, civil/infrastructure scopes, and incoming MEP/special systems installations.
- Chair Site Progress Meetings: Attend and chair daily and weekly progress meetings with the main contractor, producing accurate, version-controlled meeting minutes and action item trackers.
- Administer Contract Variations: Identify and report variations, change events, and early warnings in strict accordance with project contract procedures.
- Contribute to Project Reporting: Deliver precise monthly progress tracking data, on-site photographs, and schedule commentary for direct integration into the project's formal reporting cycle.
- Support Commissioning & Handover: Support the commissioning management team and smooth handover process for all completed building works into operational use.
